Preparing your Property

  • Ensure the property is in prime condition.
  • Ensure your property presents well, property is clean and all fixtures and fittings are in good working order.
  • The grounds, fences and gates are in working order.

Preparing Yourself

  • While a good property manageer will endeavour to minimize any loss because of a defaulting tenant, it is wise to have measure in place for any losses incurred. Such as Landlord Insurance, It is important to speak to your insurer regarding the best policy to suit your needs.
  • No guarentee can be given about the tenant, therefore it is recommended an owner take out Landlord Insurance that includes tenant protection, in the event that a tenant defaults or causes damage.

 Preparing the Condition Report

  • Our office will prepare a condition report before every new tenant leases the property.
  • Internal photos are taken between tenancies as this can be used as evidence at a tribunal hearing if ever required.
  • We go through the condition report with the tenant upon signing the lease agreement, noting the condition of the premises before tenancy begins.

 Preparing the Tenant

  • We personally show all prospective tenants through the property, giving them an application form to complete.
  • Returned applications are checked on the TICA (Tenancy Information Centre Australia- Default Tenancy Control) website, references are checked with previous Real Estates or private owners and places of employment.
  • we then contact you, the owner for the final selection and discuss conditions of tenancy.
  • Once selected the applicant is asked to pay a weeks rent as a holding deposit to secure the property.
